BEI Debuts GSA PM Template Library

BEI upgrades its PM Library based on recommendations from the General Services Administration

Building Engines, a provider of comprehensive web and mobile building operations software for the commercial real estate industry, is upgrading its current preventive maintenance (PM) library to one based on recommendations from the General Services Administration (GSA).

The GSA library is more frequently updated with new equipment types, suggested schedules, and parts and materials, as well as recommended time for completion, which Jody Saarmaa, VP of Product Management, said was missing from the previous library source. “We now give clients a more relevant target benchmark to help with staff levels and productivity assessments,” she added.

In addition, the new library dramatically simplifies the data collection/upload process with the ability to collect a building’s current schedules and related timing, and apply it upon creation.

New Building Engines clients will now receive:

A library of over 400 building equipment types along with suggested maintenance schedules and task lists, detailed by frequency, unique, pre-configured libraries available by property type – Office, Industrial, or Retail. A list of recommended tools to bring for each task, lockout/tagout identifiers, estimated best-practices completion times per task, less frequent but more thorough schedules and tasks.

“Our analysis of client data reflected a common occurrence of what we refer to as ‘PM Debt’ – an overloading of the property maintenance staff or vendors with assigned PM tasks as recommended in the library we previously used,” said Saarmaa. “Further analysis and reviews with clients identified many equipment types that had aggressive frequencies of PM tasks that were likely unnecessary and often redundant.”
