Stream Realty Partners found that Prism met their operational needs. Amanda Carrizales describes the improvement: “It’s been user-friendly. And our tenants think it’s more user-friendly than Building Engines Classic. We can do so many more things in Prism that are helpful to everyone.”
The customizable dashboard delivered immediate value. Carrizales configures her dashboard to highlight priority metrics and tasks. Full visibility became critical in order to meet the 15-minute response requirement. Carrizales reports faster resolution times overall. The platform timestamps every work order action, creating a complete audit trail. “Any time you or a tenant enters a comment, you know exactly where the work order is at.”
Brendan Kinney, Property Management Associate at 600 Congress, appreciates the streamlined workflows. Communication between engineers and property managers improved significantly. Tenants gained confidence in the process through increased transparency.
Mobile access changed how the team operates. Kinney and engineers now update work orders directly from the field. “We can leave comments on the work order as we go. I don’t have to call up the engineers. They have all the information embedded right there. If a tenant asks for a status update, I have everything available to me.”
Prism now handles approximately 190 work orders per month at 600 Congress alone. The intuitive design encourages frequent use, which drives higher completion rates.
The team also benefits from automating tenant billbacks with Prism. Previously this was a manual process. Staff can now add material charges directly to work orders, while the financial manager can pull an end-of-month report. “It’s much easier to do in Prism,” Carrizales says.
