The team relied on Building Engines Classic for operations management. When Beacon Capital announced the migration to Prism, there were concerns about workflow disruption during the transition. Beacon Capital requires property managers to acknowledge new work orders within 15 minutes of submission. Meeting this standard while processing diverse requests across multiple tenant types created continuous strain on the team.

Mobile access changed how the team operates. Kinney and engineers now update work orders directly from the field. “We can leave comments on the work order as we go. I don’t have to call up the engineers. They have all the information embedded right there. If a tenant asks for a status update, I have everything available to me.”

The team also benefits from automating tenant billbacks with Prism. Previously this was a manual process. Staff can now add material charges directly to work orders, while the financial manager can pull an end-of-month report. “It’s much easier to do in Prism,” Carrizales says.
